Carson
City prides itself on its forward-looking support of commercial
development, especially in the areas of community
planning and transportation. In an effort to maximize the land
resources available for future development, Carson City has
initiated a comprehensive Master Plan to help guide its growth.
This Master Plan provides a blueprint for the community’s
development for the next 20 years and includes strategic
mixed-use zoning. It is anticipated the planning process will
occur through most of the year 2005, with final review of the
plan by the Board of Supervisors in December 2005.
The Master Plan addresses a
variety of strategies, including better utilization of land
through vertical development of properties and mixed-use
developments. One strategy is to combine retail, office, and
residential in one or a combination of buildings within a
project area. A further strategy is to develop a historic
retail zoning district that would have limited retail uses
within predominantly Residential Office and Single Family zoning
districts. Due in large part to the increasing popularity in
youth and adult recreation programs, Carson City’s Master Plan
also outlines a new Parks, Recreation and Trails Plan.
In addition to the Master Plan,
Carson City, along with the Nevada Department of Transportation,
has broken ground on a major expansion of U.S. 395—one of the
major roadways in the city. This expansion helps support
economic expansion, as well as improves transportation
throughout the community.
